Viera Builders, Inc. has an opening for a full-time salaried Supervising Architectural Project Manager, who will oversee architecture projects for accuracy to include the maintaining of master plans and bid sets, all civil work to include civil plats/drawings, lot fits and matrixes.  Responsible for the accuracy of plans and all other architectural documents to eliminate plan and lot fit errors.  Proactively identify variances as required. Positively and efficiently complete the role of first line leadership for the architectural department, motivating employees and coordinating routine activities. Lead day to day communications to individuals as necessary to coordinate accurate and timely plan specifications and starts. Provide support to the Sr. Architectural Manager to lead daily output of work. In addition duties include the following:
  • Maintain master filing system ensuring a complete list of master changes as masters are completed, verifying all changes/revisions are up to date as needed.  Review and redline all master plans, lot specific plans, lot fits, etc. Provide the purchasing department with new master bid sets as well as master changes lists to show all revisions made.
  • Assist in development on New Master Plans and evolution on AutoCAD Platform for use in production. Collaborate with truss, structural and civil engineers for master plan completion.  Verify lot specific trusses against master truss layout as well as lot specific provided by truss engineer.
  • Attend new model frame walks, creating notes and reference any changes made during the frame walk and provide redlines to be made to model/lot specific plans.  Verify accurate revisions are provided to construction, material management, and purchasing and provide plans to all necessary departments, trades and municipalities for any lot specific release that started before frame walk completion. Ensure revisions to master plans are accurate while using the frame walk notebook to decipher which lots will get what revisions.
  • Review lot specific plans from drafters to verify accuracy and completion – using the multiple documents provided from Design, Sales, and trades.  Collaborate with truss, structural and civil engineers for master plan completion.  Verify lot specific trusses against master truss layout as well as lot specific provided by truss engineer. Maintain updated list of all lot specific plans in house with daily status updates to include revising of lot specific plans due to master changes or county deficiencies, review and send for re-seals from the engineer and return to the county for permit review. 
  • Review civil plats during conception before community start to identify any concerns such as drainage inlets, footprints not fitting lots, 40’ corner radiuses, etc. Attend TVC/VBI coordination meetings (monthly) regarding any civil concerns for current or upcoming communities, identify needs for variances and request those needs to PRC/land development as required.   Oversee all civil lot fit drawings showing footprint, driveway placement and design to verify all county and TVC regulated setbacks, utility, and drainage requirements are accurate. 
  • Track and maintain list of all lot fits moving through the department to ensure all work requested is out in a timely manner.  Collaborate with civil engineers to receive county approved plats needed to provide lot fits to the sales department as well as to the surveyors for all current and upcoming communities.  Compose and maintain lot matrix of all community lots showing model, elevation, and garage handing including orientation of building footprint, driveway placement, utilities and drainage placement around various county easements and setbacks. 
  • Collaborate with Director of Construction with preliminary lot fit matrix to facilitate a final community walk through to verify footprint placement around easements and county regulated areas, making any revisions needed and provide finalized matrix to sales.
  • Manage Marketing and Brochure plans and coordinate with 3rd party website developer. Maintain consistency and accuracy between all Marketing Materials and Master Plans. Provide updates to all plans and notify appropriate departments of changes.
  • Develop and maintain predetermined lot fit platform to be used by sales for placement of homes on Lots. Work with 3rd party website developer for implementation into website and verify for accuracy.
Bachelor's degree in the area of architecture/CADD and/or business management preferred. Five years of work related construction and drafting required. Five years of Architectural or Structural drafting. A minimum of one year of experience in leading or supervising others. Expert level with CADD. CADD license preferred. Civil knowledge. Strong organizational aptitude, writing/editing acumen, communication skills, and proficiency in MS Office.
